Windsor Park Real Estate Listings
Windsor Park is a community in south central Edmonton, whose name was chosen by the developers, an English syndicate, when it was purchased for development in 1910. It may be named after Windsor, England, or the Windsor Castle specifically. The community lies immediately adjacent to the University of Alberta, which forms its eastern boundary at 116 and 117 Streets. The other boundaries are found at University Avenue then Groat Road to the south, and Saskatchewan Drive to the west and north above the North Saskatchewan River valley.
Windsor Park was subdivided for development as early as 1911, just prior to the area's amalgamation into Edmonton, though most construction here did not actually take place until the 1940s and 50s. Some further redevelopment has continued since, as infill homes take advantage of the location and stunning river valley views. Windsor Park homes for sale will mainly be single-family detached homes, as this housing type makes up around 98% of the real estate in Windsor Park. The remainder is comprised of a handful of scattered duplexes. The population of Windsor Park is 2,818, and the majority of residents are homeowners, with a high proportion of students in the parts closest to the university campus.
Windsor Park’s location allows easy access to south Edmonton, downtown, and the adjacent University of Alberta, as well as to Southgate Centre and the trendy district of Whyte Ave/Old Strathcona. Groat Road also provides a quick connection to north-west Edmonton, including many industrial employment areas, and to St. Albert. Windsor Park is highly walkable, and offers excellent transit connections, including two LRT stations on the university campus. Many commercial amenities, besides the local conveniences on 87 Avenue, can be found at Southgate Centre and the area of Whyte Ave. In either location, it will be easy to shop for groceries, necessities, clothing, and whatever else you need, as well as to find banks, food, coffee, bars, and more.
The community has no shortage of green space, being surrounded almost on three sides by the North Saskatchewan River valley. This valley offers extensive multi-use trails, as well as several parks; the Emily Murphy Park provides extensive picnic areas and a canoe launch, while the large Hawrelak Park offers more picnic areas, a large lake, an amphitheatre, and plays host to numerous festivals and performances. The prestigious Royal Mayfair Golf Club is also located in this area. Meanwhile, within the centre of the Windsor Park community, another park offers sports fields, a playground, a skating rink, and the Windsor Park Community League. The only school in the community, Windsor Park School, is also located here. Other nearby schools include Garneau School, McKernan School, and Belgravia School.
Notable landmarks within Windsor Park and nearby include the University of Alberta fitness centres, the Northern Alberta Jubilee Auditorium, the University Hospital and surrounding clinics, the Cross Cancer Institute, St. George's Anglican Church, the Mormon Church of Jesus Christ of Latter-Day Saints, and St. Joseph's Catholic Chapel.
