Windermere is a large community in south-west Edmonton, within the greater Windermere area plan, named for a Windermere in Cumberland, England. The name refers to "winder", to take one's breath away, and "mere", the boundary of an area or landmark. As the community overlooks the North Saskatchewan River valley with plenty of green space to the west, this name is fitting. The community's boundaries are found at the Anthony Henday Drive corridor to the north-east, the river valley to the west, Hiller Road to the south, and Terwillegar Drive to the east.
Windermere's development plan was approved in 2006 as Windermere Estates, and the community's development began soon after. The Windermere Estates name is still used to refer to the areas bordering the river valley, where the homes are typically large and luxurious on massively oversized lots. Development has continued throughout the 2010s, though some is still to be constructed. Windermere homes for sale will mainly be single-family detached homes, which make up around 60% the residential units in the community. Over 15% is made up of low-rise condo buildings and 15% of duplexes, with the remainder of real estate in Windermere made up of townhouses and mid-rise condos. The population of Windermere at the 2016 census was 8,128, and the majority of residents are homeowners, with a wide range of both young families and other age groups.
Windermere's location allows easy access especially across south Edmonton, but also other parts of the city's outskirts, via the adjacent Anthony Henday Drive ring road. This offers Windermere residents easy connections to various employment areas across south, west, and east Edmonton, Sherwood Park, and Nisku. The Edmonton International Airport is also a short drive away. Windermere offers good transit connections to other parts of the city, and is reasonably walkable. Many commercial amenities can be found nearby, including at Currents at Windermere, located immediately across Terwillegar Drive. Here, you'll find a Walmart, Home Depot, Safeway, Canadian Tire, Cineplex Odeon, and much more. Two shopping areas within Windermere itself offer a Superstore, banking, food options, and further convenience.
The community contains extensive green space, including more than a half-dozen ponds and lakes, several parks and playgrounds, extensive multi-use trails, and of course the North Saskatchewan River valley with its own recreational opportunities. Sports fields, tree stands, and picnic facilities can also be found throughout the community. Three golf courses are located nearby, including the River Ridge Golf Course and Windermere Golf & Country Club located in the valley adjacent to Windermere. Constable Dan Woodall School and St. John XXIII Catholic School are both located within the community, as well as the Southwest Division Edmonton Police station.
