Many communities in South Central Edmonton began development as early as the later part of the 19th century, with a rich history of urbanization and development. The City of Strathcona existed separately, until it amalgamated with Edmonton in 1912. The further communities in South Central Edmonton, nearer 50 Street and the Whitemud Drive, were developed in the 1950s, 60s, and 70s, and many continue to be redeveloped with infill and other efforts. Housing throughout South Central Edmonton is a true mix, with many low-, mid-, and high-rise apartment and condo buildings found close to Whyte Ave and the University of Alberta especially. Other parts of South Central Edmonton include many single-family detached homes, duplexes, fourplexes, and townhouses. The age of South Central Edmonton real estate is also varied, ranging across 130+ years of Edmonton's history and including the very newest construction and infill.

South Central Edmonton residents are served by numerous shopping areas: Bonnie Doon Mall, Capilano Mall, the Gateway Boulevard/Calgary Trail corridor, and Southgate Centre.
