Riverbend Real Estate Listings
Riverbend is an area plan in south-west Edmonton, named for the nearby bends in the North Saskatchewan River. Riverbend is almost entirely enclosed by green space, with the natural parklands and woodlands of the Whitemud Creek Ravine and North Saskatchewan River providing a great natural backing for the community. The eastern boundary of Riverbend is found at the Whitemud Creek ravine, while the other boundaries are found at the North Saskatchewan River valley to the north and west and a large utility corridor to the south roughly corresponding with 30 Avenue.
Riverbend is made up of nine communities: Brander Gardens, Brookside, Bulyea Heights, Carter Crest, Falconer Heights, Henderson Estates, Ogilvie Ridge, Ramsay Heights, and Rhatigan Ridge. The Riverbend Area Structure Plan (ASP) was developed from 1972-1979, though development had begun in some communities prior to this time. Most development in Riverbend occurred from the 1970s into the 90s. Riverbend homes for sale will mainly be single-family detached homes, typically large, prestigious homes taking advantage of the green space and views. This housing type makes up well over two-thirds of the real estate in Riverbend. The remaining residential units are comprised of low-rise condo and apartment buildings, townhouses, and duplexes. The population of the Riverbend area is over 20,000.
Riverbend's location allows easy access to south and west Edmonton, downtown, and the University of Alberta, as well as to Southgate Centre and South Edmonton Common. Whitemud Drive, a major east-west connector freeway, runs through Riverbend, and the nearby Anthony Henday Drive also offers a quick commute around the outskirts of the city, connecting to many commercial and industrial employment areas including those in Sherwood Park, St. Albert, and west and east Edmonton. The nearby Calgary Trail also connects Riverbend residents to Nisku and the Edmonton International Airport.
Some commercial amenities can be found within Riverbend, including a large plaza at Rabbit Hill Road and Terwillegar Drive, which offers a Safeway, Shoppers Drug Mart, a branch of the Edmonton Public Library, banks, eateries, coffee, and other stores and services. For anything else, there's Southgate Centre or Currents at Windermere. In either of these locations, it will be easy to shop for groceries, necessities, clothing, and whatever you need, as well as to find banks, food, coffee, bars, and more. South Edmonton Common is also located nearby.
Riverbend has an abundance of greenery, between the Whitemud Creek Ravine, the North Saskatchewan River valley, the wide utility corridor at its south boundary (which connects to both the river and ravine), and numerous centralized parks within Riverbend's communities. Within the Whitemud Creek Ravine itself, walking trails and sanctuaries provide abundant recreational opportunities, and the Rainbow Valley Park offers a ski area, campground, recreational facilities, and an aerial park.
Riverbend has many schools, including elementary and junior high schools for both the public and Catholic school divisions. Mother Margaret Mary Catholic High School and Lillian Osborne Public High School are both located just south of Riverbend. Next to these schools lies the large Terwillegar Community Recreation Centre, which provides many amenities; saltwater pools, including a wave pool, fitness centre and running track, gymnasiums, skating arenas, and more.
