Rio Terrace is a community in west Edmonton, which was originally part of the Town of Jasper Place, annexed into Edmonton in 1964. Rio Terrace was named from the Spanish word for ‘river’, rio, with ‘terrace’ suggesting the community’s overlook of the river views. The community’s boundaries are found at 156 Street to the west, Whitemud Drive to the north, the North Saskatchewan River valley to the south, and the community of Quesnell Heights around 149 Street to the east.

As part of the original Town of Jasper Place, Rio Terrace was planned and laid out well in advance of its 1964 annexation into Edmonton. Most of the development took place around this time, with around 90% of the original homes built throughout the 1960s. Some infill continues to be built today, taking full advantage of the river valley views available near Rio Terrace Drive in the south of the community. From here, you’ll see Fort Edmonton Park, located on the opposite bank of the river. Rio Terrace homes for sale will all be single-family detached homes, as the entirety of the community’s real estate is made up of this housing type. The population of Rio Terrace is 1,286, and the vast majority of residents are homeowners, with a typical household income well above the city-wide average.

Rio Terrace’s location allows easy access to many industrial employment areas throughout the west end, the nearby West Edmonton Mall, downtown Edmonton, and many other parts of west and south Edmonton via Whitemud Drive. Many commercial amenities, besides those at West Edmonton Mall, can be found at Meadowlark Shopping Centre, just a short drive north on 156 or 159 Streets. Here, you’ll find a Walmart, Shoppers Drug Mart, Safeway, liquor, banks, clinics, food options, and much more. Further, the adjacent community of Patricia Heights offers several community-level conveniences along 156 Street.

Besides the primary feature of the beautiful river valley views, offering trails and access points, there is also a park located around the Rio Terrace School with a playground, skating rink, and sports fields. The Rio Terrace Community League is also found here. One church is within Rio Terrace, the Rio Terrace Church. Other nearby schools include the Patricia Heights School, Hillcrest School, Elmwood School, HE Beriault Catholic Junior High School, Lynnwood School, and Our Lady of Victories School.
