Rabbit Hill is a newer, prestigious area of south-west Edmonton, surrounding Rabbit Hill Road, roughly comprised of six communities: Hodgson, Leger, MacTaggart, Magrath Heights, South Terwillegar, and Terwillegar Towne. The area’s boundaries are found at the Anthony Henday Drive corridor to the south, Whitemud Creek Ravine to the east, a utility corridor to the north roughly corresponding with 30 Avenue, and Terwillegar Drive to the west. Most of the communities in the Rabbit Hill area were developed in the 2000s and 2010s, though some construction began earlier. Housing through the area is mixed, with a large number of single-family detached homes, tending to be larger executive-style homes especially in the eastern areas near the Whitemud Creek Ravine. Other real estate in Rabbit Hill includes townhouses and low-rise condo buildings, especially around major corridors. The total population of the Rabbit Hill area is over 25,000.
Rabbit Hill's location allows easy access to commercial and employment opportunities throughout a large part of south and west Edmonton via the nearby Whitemud Drive and Anthony Henday Drive ring road, opening up easy access to services around Edmonton. It's also a quick commute into downtown Edmonton or to Nisku and the Edmonton International Airport. Residents are served by a large shopping area around the intersection of Rabbit Hill Road and 23 Avenue, which offers a Save-On-Foods, Shoppers Drug Mart, gyms, banks, restaurants, boutique stores, and much more. Currents at Windermere and South Edmonton Common are also located nearby. Terwillegar Towne and South Terwillegar were the first communities in Edmonton to be planned and built on a neo-traditional design model of New Urbanism, and with this design, the main focus is on combining commercial uses with recreational areas. Roadways and housing placements were designed strategically to encourage pedestrian usage and interaction throughout the communities, particularly in the western parts of the communities, which are a higher density than the rest of the Rabbit Hill area. There are numerous parks and green spaces spread throughout Rabbit Hill, as well as small lakes and ponds, and the area also offers a wide variety of schools and churches. The Whitemud Creek Ravine also offers further recreational opportunities, as well as the Terwillegar Community Recreation Centre.
