The Pilot Sound Area Structure Plan (ASP) was approved in 1981, and development began soon after, continuing into the 2010s. Housing through the area is mixed, though heavy in single-family detached homes. Other real estate in Pilot Sound includes duplexes, townhouses, and low-rise condo buildings. There is also a commercial plaza around 167 Avenue. The population of Pilot Sound is more than 22,000.
Pilot Sound's location allows easy access to commercial and employment opportunities throughout a large part of north and east Edmonton via the Anthony Henday Drive ring road, which opens up easy access to services around Edmonton. Pilot Sound residents are served by a large shopping plaza along 167 Avenue, which offers a Sobeys, Save-On-Foods, Shoppers Drug Mart, banks, restaurants, coffee, and other stores and services. The larger Manning Town Centre, found to the south-east across Manning Drive, provides further amenities including a cinema, Lowe's, Cabela's, and Canadian Tire.
