Parkview is a large community in west Edmonton, located on the banks of the North Saskatchewan River. The boundaries of the community are found meandering around 87 Avenue, Buena Vista Road, and 86 Avenue to the south, at 149 Street to the west, the Mackenzie Ravine to the north, and the North Saskatchewan River valley to the east. Parkview’s name reflects the outstanding natural setting of the community, as do previous names: the eastern part of the community was known as Valleyview, and the area was referred to early on as Buena Vista (Spanish for ‘beautiful view’).
Initial development in Parkview took place mainly through the 1950s. Today, some infill continues to be built, taking advantage of the natural settings offered by the river valley, ravine, and abundant green space. Parkview homes for sale are almost entirely single-family detached homes, dominating over 98% of the community’s residential property. Any remaining real estate is semi-detached. The population of Parkview is 3,285, with the majority of Parkview residents being long-term homeowners, and a typical household income well above the city-wide average.
Parkview’s location allows easy access to many industrial employment areas throughout the west end, the West Edmonton Mall to the west, downtown Edmonton, and many other parts of west and south Edmonton via the nearby Whitemud Drive. Many commercial amenities, besides those at West Edmonton Mall, can be found along 142 and 149 Streets, whether within Parkview, at the Valleyview Shopping Centre, or nearby. Here, you’ll find an IGA, Safeway, London Drugs, No Frills, Shoppers Drug Mart, banks, food options, local services, and much more.
Besides the primary feature of the abundant greenspace offered by the river valley frontage and the Mackenzie Ravine, the beautiful views and trails, the community of Parkview is dotted with small “pocket parks” and two larger parks, adjacent to the community’s schools. At the larger, Parkview Park, you’ll find a playground, skating rink, sports fields, and the Parkview Community League. Further, surrounding the adjacent community of Laurier Heights, you’ll find two large river valley parks and the Edmonton Valley Zoo. This zoo is home to around 350 animals and focuses on conservation efforts. Sir Wilfrid Laurier Park, on the bank of the river beyond the zoo, offers picnic sites, ball diamonds, horseshoe pits, a playground, extensive walking trails, and a boat launch. Buena Vista Park, also easily accessible to residents of Parkview, offers a large off-leash area, extensive multi-use trails, and the new Yorath House rental space.
St. Alphonsa Syro-Malabar Catholic Church is located in Parkview, at 145 Street. Further nearby churches include St. Timothy’s Anglican Church and Laurier Heights Baptist Church, Gospel Centre Pentecostal, Endtime Message Tabernacle, Community Bible Church, and Church of God. The only schools within Parkview are the central Parkview School and St. Rose Junior High School, though residents are also well-served by nearby schools: St. Paul Elementary, Crestwood School, Sherwood School, James Gibbons School, Stratford School, and Ecole Notre-Dame.
