Downtown is a community in central Edmonton, serving as Edmonton's arts, financial, commercial, and government centre. The community’s boundaries are found at 109 Street to the west, to the south, 97 Street to the east, and 105 Avenue to the north. Downtown began development first with the establishment of Fort Edmonton, on the site of today's Legislature grounds, and the original commercial centre of Edmonton developed from the area around Jasper Ave and 97 Street. The area has been in a nearly constant state of redevelopment and revitalization. The community's area is split between commercial, government, and residential uses. The residential units here are overwhelmingly higher-density, with nearly 85% of Downtown real estate comprised of mid- and high-rise apartments and condos. The remaining homes are primarily located in low-rise buildings. The population of Downtown in the 2016 census was 12,768, with residents primarily being renters. The population of Downtown has been increasing since the 1990s, and especially in recent years as a host of new residential buildings are being built.
Downtown’s location allows easy access to NAIT, Grant MacEwan, University of Alberta, and Concordia University, while many commercial uses and office buildings within Downtown and surrounding areas are a short walk, drive, or commute away. The community is highly walkable, has several bike lanes, and has excellent transit connections, including several LRT stations throughout Downtown. There are countless commercial amenities within Downtown or nearby, including the City Centre Mall, a shopping area at 109 Street and Jasper Avenue, Kingsway Mall, and numerous community-level conveniences. Downtown also contains several parks and green spaces, most notably the Sir Winston Churchill Square and Legislature grounds. The North Saskatchewan River valley also offers extensive multi-use trails, and the large Louise McKinney Riverfront Park also offers extensively developed green space along with a small Chinese garden. The only school within Downtown is Centre High, though Grandin Elementary School, St. Joseph High School, St. Catherine Catholic Elementary/Junior High School, John A. McDougall School, and Victoria School are located very close to Downtown.
Notable landmarks in Downtown include the Alberta government centre around the Legislature Building, the financial district around Jasper Ave and 102 Street, Edmonton City Hall, Norquest College, part of Grant MacEwan University, the new Rogers Place arena, the new Royal Alberta Museum, the Law Courts, Art Gallery of Alberta, Citadel Theatre, Winspear Centre, and the Edmonton Convention Centre.
