Cloverdale is a small community in south central Edmonton, at the bottom of the North Saskatchewan River valley. The community’s boundaries are found at the valley wall to the east beyond 91 Street, the river bank to the north, and Connors Road to the south and west. The community was fully established as early as 1915, and has largely been redeveloped since. Cloverdale real estate is made up of around 40% single-family detached homes and 40% low-rise apartments and condos. Remaining residential units are mainly scattered duplexes and townhouses. The population is 915, with Cloverdale residents mostly being homeowners.
Cloverdale’s location allows easy access to downtown Edmonton and the University of Alberta, as well as the trendy Whyte Ave/Old Strathcona district. An LRT station is scheduled to open in 2020. Many commercial amenities can be found nearby, whether at the nearby Bonnie Doon Shopping Centre or in local community-level convenience plazas, as well as around Whyte Ave and in the greater downtown area. Green space surrounds Cloverdale, including Gallagher Park, the site of the annual Folk Music Festival, as well as the Henrietta Muir Edwards Park on the river. Landmarks in Cloverdale include the Cloverdale Community League, Bennett Centre, Edmonton Ski Club, Edmonton Queen Riverboat, and the Muttart Conservatory.
