Central McDougall is a community in central Edmonton, named for John Alexander McDougall, an early Edmonton businessman, real estate developer, and city mayor. He also served as an MLA and on Senate at the UofA. The community’s boundaries are found at 101 Street to the east, 111 Avenue to the north, 109 Street to the west, and 105 Avenue to the south. Central McDougall began development in the 1910s, amid a building boom, though a subsequent bust meant much of the land remained undeveloped until the 1950s and 60s. Central McDougall is made up of primarily low-rise apartments and condos, responsible for around 80% of the community's real estate. The remainder is split between single-family detached homes, townhouses, and duplexes. The population of Central McDougall is 4,911, with residents primarily being renters.
Central McDougall’s location allows easy access to NAIT, Grant MacEwan, and University of Alberta, and downtown Edmonton is also a short drive away. The community is highly walkable, and has excellent transit connections, including two LRT stations at the north and south ends of the community boundaries. There are numerous commercial amenities within Central McDougall or nearby, including the large Kingsway Mall and a host of community-level conveniences, as well as the commercial centres of greater downtown Edmonton. Central McDougall contains two parks near its centre, Central McDougall Park and Purple Park. These parks offer a large playground, splash park, picnic facilities, and sports fields. Schools in the community are John A. McDougall School and Victoria School, with St. Joseph High School and St. Catherine Catholic Elementary/Junior High School located immediately across 109 Street. Other notable landmarks in Central McDougall include Prince of Wales Armouries Heritage Centre, Kingsway Professional Centre, The Polish Hall Banquet Centre, St. John's Ukrainian Orthodox Cathedral, and the Royal Alexandra Hospital.
