Alberta Avenue is a large community in north central Edmonton. The community’s boundaries are found at 97 Street to the west, 122 Avenue to the north, 89 Street to the east, and 111/112 Avenue to the south. Alberta Avenue is one of Edmonton's older communities, beginning development as early as 1894. Much of the current layout of the community was established between 1906 and 1912, with more construction continuing through the 1920s and beyond. Today, the community is made up of a large proportion of single-family detached homes, which account for around 70% of Alberta Avenue real estate. Nearly 20% of the residential units are comprised of low-rise apartments and condos, primarily located near the corridors of 111 and 118 Avenues and 95 Street. The remainder of real estate here is made up of scattered duplexes, fourplexes, and townhouses. The population of Alberta Avenue is 6,755, with the majority of residents being homeowners.
Alberta Avenue’s location allows easy access to NAIT, Grant MacEwan, and downtown Edmonton is also a short drive away. Many industrial employment areas throughout Edmonton and Sherwood Park are also easily accessible via the nearby Yellowhead Trail. Commonwealth Stadium is located immediately south-east of Alberta Avenue, and Northlands Park is a little east. The community is reasonably walkable, and has excellent transit connections. There are numerous commercial amenities within Alberta Avenue or nearby, including the large Kingsway Mall and a host of community-level conveniences along the major corridors running through the community. A branch of the Edmonton Public Library is found on 95 Street. Alberta Avenue contains several parks and green spaces, together offering the Alberta Avenue Community League, playgrounds, picnic facilities, and sports fields, and several community schools; One World One Centre, Norwood School, and Delton School. St. Basil Elementary/Junior High, Inner City High School, the Polish Sienkiewicz School, and several other schools can also be found nearby.
